What is it?
It is a detached house composed of two parts: the original house and a more recent extension. The main house has three floors. On the ground floor there is a kitchen, a bathroom and a bedroom, currently used as a living room. On the first floor, accessible by both interior and exterior stairs, there is a spacious living room and a terrace with beautiful views of the mountains. Below the house there are two shops. The original house is largely built of schist and was renovated in 2006, retaining some original features such as the schist walls, the wooden floor and roof.
The recent extension has only ground floor with two large bedrooms, each with its own bathroom and its own exterior entrance. These rooms are not connected internally to the house, so they are suitable for exploring as AL, for example.
The registered living area is 140 m² and the gross area is 195 m².
On the property there is also a wooden annex with about 40 m², 10 meters from the house, which is not registered and is used as a workshop.
Facilities
The house is connected to mains electricity and water and has a septic tank. The windows and shutters are aluminum. The windows and doors are double glazed and most also have mosquito screens. The roof is insulated. For heating the house it has electric elements and the living room has a stove. To heat the water there are two water heaters. Internet is obtained via fiber optics. There is also a satellite dish and an antenna on the roof.
Outdoor space
The house is located on a gently sloping plot of approximately 1,600 m². A lush and attractive ornamental garden has been arranged around the house. A part around the house is paved. Between the house and the workshop there is a shaded courtyard under a monumental strawberry tree. The rest of the terrain is more forested. Near the house there are four olive trees and two mandarin trees.
Specifics
From the house and the land you have a beautiful panoramic view over the Serra de Açor. The land is located in a rural area without being isolated and is a type of property that is becoming increasingly scarce because construction is almost no longer allowed in these places.
Location
The house is located between the two villages of Casal de São João and Vinhó and is accessible by tarmac road. Only the last 200 meters are on fairly passable dirt. Côja, where most services are available on a small scale, is about 4 km away. Here you will also find a river beach, a campsite and several restaurants. In Arganil, about 20 km away, you will find all essential services, such as restaurants, shops, supermarkets, post office, banks, health services, schools, library and weekly market. Coimbra is approximately 70 km away.
