From 1 January 2024

In the case of the acquisition of the legal ownership of a first dwelling intended for the purchaser's main residence, the calculation basis is reduced by CHF 500,000 if the total price of the land and the building does not exceed CHF 1,000,000 and by CHF 250,000 if the total price is between CHF 1,000,001 and CHF 1,500,000.

If the total price is more than CHF 1,500,000 or if the basis for calculation is based solely on the value of the land, without the value of the building, no deduction is granted.

The dwelling must be used primarily for the personal use of the purchaser, immediately and for at least two years, without interruption, from the day on which the purchaser takes up residence there.

If there are several purchasers and only one of them fulfils the conditions laid down in paragraph 1, the exempt amount of CHF 500,000 or CHF 250,000 for the entire dwelling shall be reduced in proportion to the share acquired by the purchaser. The same shall apply if the acquisition relates only to a share of the collective ownership of a first dwelling and the purchaser fulfils the conditions set out in paragraph 1.

In any case, a deduction may be allowed only for the first share of collective property acquired. Any acquisition of an additional share, in particular on the occasion of a division of the first dwelling, does not give rise to any deduction.

The notarial deed contains the purchaser's certificate that the condition of the first dwelling has been fulfilled and that the dwelling acquired will be used essentially and personally by the purchaser for the purpose of a principal residence, immediately and for at least two years. If any of the conditions set out are not fulfilled or cease to be met, the purchaser is obliged to notify the competent land registry within thirty days, which will recall the duties and additional cents, except in the case of death.
